When somebody tells you a roof is covered for decades, they are describing one of two very different promises, and it's worth knowing which. The first comes from the company that made the material.

It covers the shingle failing on its own, which is rare, and it's limited by whether the roof was installed the way the printed instructions require. Nailing in the wrong place, skipping the starter course or leaving the attic starved for air can all reduce that coverage to nothing, and the manufacturer isn't the one who did any of those things.

The second promise comes from the contractor and covers workmanship. That's the one that matters in the first years, because when a new roof leaks it is nearly always the installation rather than the material.

Ask how long that coverage runs, get the terms as a document, and read what voids it. Ask whether it transfers if you sell, since that can be worth something on a listing, and ask what the process looks like when you call about a leak while it is still in force.

Then ask the question underneath both of them, which is whether the company will still be around. A long workmanship period from an outfit that appeared after the last big hail event is not worth much. How long have they been working in this part of the state, is there a physical address you could drive to, and who answers the phone in the slow months when nobody is knocking on doors.

It's also fair to ask what they would do about a leak after the coverage expires. There's no right answer written down anywhere, but you learn a lot from how the question lands. Most established companies will tell you they come out and look either way and charge only if it turns into real work, because the alternative is a bad story circulating in a neighborhood where they hope to keep working for a long time.

Freeze, Thaw and What It Costs You

The single hardest thing on a roof in this part of the state isn't the coldest night of the year or the hottest afternoon. It's the number of times the temperature crosses back and forth over freezing, which around here happens constantly from late fall through early spring.

Water gets into a small gap during the warm part of the day, expands when it locks up overnight, and makes the gap slightly bigger. Repeat that dozens of times a winter, over many winters, and small becomes structural.

You see the result in specific places. Nail heads that have worked their way up a fraction at a time until they push against the shingle above. Sealant joints around a chimney that were tight when they were installed and now show hairline cracks running the length of the bead.

Mortar in the chimney crown itself, which soaks up water and comes apart in flakes. The exposed edge of plank decking at the eaves, which swells and shrinks until the fasteners no longer have anything solid to hold.

Material matters here too. An older shingle that has lost most of its granules absorbs and releases moisture much more readily than a new one, so the freeze and thaw cycle accelerates its decline. That's why roofs in this region often look fine for many years and then seem to fall apart in the space of two or three seasons.

Nothing sudden happened. The material simply crossed the point where it stopped shedding water quickly, and the winters did the rest.

The practical response isn't complicated. Keep water moving off the roof and out of the gutters so it has less opportunity to sit and freeze, keep the attic cold and dry so the roof deck stays the same temperature as the air outside, and deal with cracked sealant and lifted fasteners while they are still small enough to be repairs. None of it is glamorous work, and all of it buys years.

Wind leaves creased tabs that look fine lying flat and crack the moment they are lifted. The soft metals on your roof, the vent caps and any exposed flashing, usually show it first, which is why we check them early.

If that is what we find, the conversation shifts. We document the damage carefully, by slope, with enough context in each frame to be useful to somebody who wasn't standing there.

Then you decide whether to open a claim. That call is yours to make, and it's worth thinking about, since a small amount of cosmetic damage isn't always worth a claim on your record.

The last section is the business end. Permit where the town requires one, the payment schedule, the expected duration, workmanship terms, and the conditions under which anything could change along with how you would be notified and asked to approve it.

Two estimates from honest companies can differ quite a bit in price and both be fair, but they should be recognizably describing the same house. If one of them is a single line and a number, there's nothing there to compare.
